Realistimo MCP: Bulgarian property prices and yields in chat

1. 1Click Connect Realistimo free. There's no sign-in, so its tools are ready at once.
2. 2Realistimo's tools are for property research, and all five are on once you connect. Keep `realistimo_market_stats` and `realistimo_deal_cost` for buying questions, and switch off `realistimo_market_index` or any other tool your team won't use.

Property research you can do in chat

• Check asking prices per m², listing counts and gross rental yields for an oblast capital or one of its neighborhoods with `realistimo_market_stats`.
• Work out what a purchase or sale costs on top of the price with `realistimo_deal_cost`: notary fee, local tax, broker commission and mortgage fees.
• Estimate what a property would ask on sale and on rent from its area with `realistimo_estimate_price`.
• Follow the monthly Realistimo index of asking prices per m² in Bulgaria's largest cities.
• Read a neighborhood profile before you visit, including nearby metro stations and kindergartens for Sofia's districts.

What ContextGate records

• Switch off any Realistimo tool; it's hidden from your AI app and refused if called.
